Ye Shall to whom these presents shall come Greeting. Know Ye that We of Our special Grace certain knowledge and mere motion have given and granted, and by these presents for Us our heirs and successors so give and grant unto Pierre DOUCET Junior, James ROBERTSON senior, Romain LEBLANC, Isabel MORRISON, James ROBERTSON Junr, Joseph DOUCET, Michael DOUCET, Louis MELANSON, Pierre DOUCET senior, Joseph ACHÉ, Charles DOUCET, Joseph LEBLANC, John Baptist D’AIGLE, Antoine DeGRACE, John Baptist PITRE, Michael PITRE, Michael ACHÉ, Joseph DOUCET, Simon ARSENEAU, Maximin MELANSON, Sylvain ACHÉ, Charles PITRE, Joseph ARSENEAU, Charles DOUCET, Joseph BERTIN, Joseph Athenas BOUDROT Senior, Joseph Athenas BOUDROT Junr, Luke DOUCET, John LAVINE senior, John LAVINE junior and Dominick DOUCET in severally, that is unto each of them, and unto each and every of their several and respective heirs and assigns, in and by the several divisions quantities, lots, pieces and parcels herein after mentioned, thirty seven several lots or pieces and parcels of land containing in the whole five thousand two hundred and twenty two acres more or less with the usual allowance of ten per cent for roads and waste, the said lots being comprehended within three certain tracts or divisions of land, herein after described, that is to say, unto the said Pierre Doucet Junior, lot number One in the first tract containing two hundred acres, unto the said James Robertson junior lot number two in the first tract, containing two hundred and thirty four acres, unto the said Romain Leblanc lot number three in the first tract containing two hundred and seventeen acres, unto the said Isabel Morrison lot number four in the first tract, containing two hundred and eighty one acres, unto the said James Robertson senior lot number five in the first tract, containing two hundred and sixty acres, unto the said Joseph Doucet lot number six in the first tract containing one hundred and twenty four acres, unto the said Michael Doucet lot number seven in the first tract containing one hundred and forty acres, unto the said Louis Melanson lot number eight in the first tract containing one hundred and sixty four acres, unto the said Pierre Doucet senior lot number nine in the first tract, containing three hundred and six acres, and lot number ten in the first tract, containing two hundred and sixty five acres; unto the said Joseph Aché, lot number eleven in the first tract, containing one hundred acres, unto the said Charles Doucet lot number twelve in the first tract containing one hundred and eighty two acres, unto the said Joseph LeBlanc lot number thirteen in the first tract, containing one hundred and ten acres, unto the said John Baptist D’Aigle lot number fourteen in the first tract containing one hundred and eight acres, unto the said Antoine DeGrace lot number fifteen in the first tract containing one hundred and forty four acres, unto the said John Baptist Pitre lot number sixteen in the first tract containing one hundred and thirty two acres, unto the said Michael Pitre lot number seventeen in the first tract containing one hundred and fifty two acres, unto the said Michael Aché lot number eighteen in the first tract containing one hundred and twenty four acres; unto the said Joseph Doucet lot number nineteen in the first tract containing one hundred and twenty one acres, unto the said Simon Arseneau lot number twenty in the first tract containing one hundred and twenty two acres, unto the said Maximin Melanson lot number twenty one in the first tract containing one hundred and eighteen acres, unto the said Sylvan Aché lot number twenty two in the first tract containing one hundred acres, unto the said Charles Pitre lot number twenty three in the first tract containing one hundred and twenty eight acres, unto the said Joseph Arseneau lot number twenty four in the first tract containing one hundred acres, unto the said Pierre Doucet Junior lot number twenty five in the first tract containing ninety seven acres, unto the said James Robertson senior lot number twenty six in the first tract containing one hundred and ten acres, unto the said Charles Doucet lot number twenty seven in the first tract containing one hundred and two acres; unto the said Joseph leBlanc lot number twenty eight in the first tract, containing one hundred acres, unto the said John Baptist D’Aigle lot number twenty nine in the first tract containing one hundred and eight acres, unto the said Antoine DeGrace lot number thirty in the first tract containing sixty five acres, and unto the said Pierre Doucet senior lot number thirty one in the first tract containing forty five acres, unto the said Joseph Bertin, Joseph Athenas Boudrot Senior, Joseph Athenas Boudrot junior, Pierre Doucet Junior, and Luke Doucet the second tract containing one hundred and forty acres; unto the said John Lavine senior lot number one in the third tract containing one hundred and twenty acres; unto the said John Lavine Junior lot number two in the third tract containing one hundred and ten acres; unto the said Louis Melanson lot number three in the third tract containing one hundred acres, unto the said Dominick Doucet lot number four in the third tract containing one hundred and twenty acres; and unto the said Pierre Doucet Junior lot number five in the third tract containing ninety three acres; said three tracts or divisions of land, situate lying and being on the waterly shore of the Nepisiquid Harbour and River, on the west side of Chaleur Bay within the County of Northumberland, being abutted and bounded as follows, To wit. The first tract or division beginning at a marked White Birch Tree standing on the Westerly bank of the South West branch of the Brook commonly called middle Brook, about thirty chains of four poles each, along its said bank above its discharge into middle Brook Cove on the South westerly extremity of Nepisiquid Harbour aforesaid, thence on from the said tree running by the magnetic needle north seventy eight degrees and forty five minutes West one hundred and forty eight chains of four poles each thence North eleven degrees and fifteen minutes East two hundred ninety chains and fifty Sinks or until it meets the Northerly line of lot number thirty one in this tract thence along the said line of the said lot south seventy eight degrees and forty five minutes East until it meets the Westerly bank of Tattigouche River, thence following the several courses of the said bank down stream to the mouth or discharge of the said River into Nepisiquid Harbour aforesaid, thence along the Westerly bank or shore of the said harbor following the several courses thereof Southerly to the entrance of middle brook abovementioned, thence up the Westerly bank of the said brook to its fork, and thence up the Westerly bank of its Southwest branch aforesaid to the bounds first mentioned containing in the whole four thousand …… hundred and thirty nine acres more or less with the allowance of ten per cent aforesaid and being divided into thirty one lots or plantations numbered from number one to number thirty one, which are all included in this Grant, and whose respective numbers, marks, fronts, or breadths and contents are expressed on the plan hereunto annexed. The second tract or division beginning at the Southeasterly extremity of the Point commonly called Allen’s Point or Point au Pere on the northerly bank or shore of Nepisiquid Harbour aforesaid, the said place of beginning being the Southwest corner or bounds of the tract of land granted to Captain William Allen thence running by the magnetic needle, north forty five degrees west one hundred and sixteen chains along the southwest line of the said grant or until it meets the Easterly bank of Tattigouche River aforesaid, thence following the several courses of the said Easterly bank down stream to the discharge of the said River into the said Nepisiquid Harbour, to include the Island of marsh which lies on the easterly side thereof, thence along the northerly bank or shore of the said harbor following its several courses southeasterly (and crossing the small channel which forms the said Island of Marsh to the Eastward) until it meets the first described bounds of this second tract containing in the whole thereof one hundred and forty acres more or less with the usual allowance aforesaid. The third tract or division beginning on the easterly bank of the Southeast branch of middle brook abovementioned about fifteen chains or sixty rods measured along its said bank above the Point of Marsh which forms the entrance to the eastward of the said Brook; from middle Brook Cove above described, thence or from the said place of beginning running south forty five degrees east by the magnet until it meets the westerly bank or shore of Nepisiquid river aforesaid, thence following the several courses of the said bank or shore downstream until it meets the near or southerly line of the point of land granted to Arthur GOOLD Esquire and Captain William ALLEN, the said near line being seventy three chains of four poles each measured on a course of bearing south three degrees West by the magnet from the most northerly extremity of the said point of land commonly called Goold’s point, thence along the said near line North eighty seven degrees West crossing the said Point or neck of land until it meets the easterly bank or shore of middle Brook Cove aforesaid thence following the several courses of the said bank or shore of the said Cove southwesterly to the entrance of middle Brook above mentioned thence up the easterly bank of the said Brook to its fork; and thence up the easterly bank of its southeast branch aforesaid to the first described bounds of this third tract or division containing in the whole thereof five hundred and forty three acres more or less with the usual allowance of ten per cent of aforesaid, being divided into five lots or plantations, numbered from number one to number five, which are all included in this grant; and whose respective numbers mark fronts or breadths and contents are expressed on the plan herunto annexed. Together with all woods, underwoods, timber trees lakes, ponds, fishings, waters water courses, profits commodities hereditaments and appurtenances whatsoever thereunto belonging, or in anywise appertaining except and always reserved out of this grant to us our heirs and successors, all white pine trees now standing, growing or being, or that at any time hereafter shall be standing, growing or be found in and upon the said land or any part thereof, and also except and reserved out of the same to Us our Heirs and Successors, all Coals and also all Gold Silver and other mines and minerals. To have and to hold the said thirty seven lots or plantations of land and all and singular other the premises hereby granted with appurtenances, unto the said grantees, abovenamed severally and respectively, and unto their several and respective heirs and assigns in severally that is to say in by and according to the several divisions, quantities lots pieces and parcels above described and granted for ever. They the several and respective grantees above named, their several and respective heirs and assigns. Yielding and paying therefor yearly and every year for ever unto Us our heirs and successors at the office of our Receiver General of our quit rents in New Brunswick or to such other person or persons, as shall be appointed to receive the same to our use, the yearly rent or sum of two shillings for every hundred acres, and so in proportion according to the quantities of land hereby granted at the feast of Saint Michael in each and every year, the first payment thereof to be made on the feast of Saint Michael next ensuing the date hereof. Provided always and this present grant is upon condition that the said several grantees and their several and respective heirs and assigns shall and do within three years after the date hereof for every fifty acres of plantable land hereby granted clear and work three acres at least in such part of their respective lots as they ………….. judge most convenient and advantageous, or else shall clear and drain three acres of swampy or sunken ground, or drain three acres of marsh if any such contained therein; and shall and do within the time aforesaid plant[?] and keep upon every fifty acres thereof accounted barrens three meat cattle and continue the same thereon until three acres for every fifty, be fully cleared and improved; and if there shall be no part of the said tract fit for present cultivation without manuring and improving the same, they respectively within the time aforesaid shall be obliged to erect on some part of their respective lots of land one good dwelling house to be at least twenty feet in length and sixteen feet in breadth; and to put on their said respective lots of land the like number of three meat cattle for every fifty acres or otherwise if any part of the said land shall be stony or rocky ground and not fit for planting or pasture and the said several grantees shall and do within three years, as aforesaid begin to employ thereon and continue to work for three years therenext ensuing in digging any stone quarry or mine, one good and able …… for every fifty acres, it shall be accounted a sufficient cultivation and improvement. Provided also that every three acres that shall be cleared and worked or ….. …… drained as aforesaid shall be accounted a sufficient seating cultivation and improvement to save for ever from forfeiture fifty acres of land in any part s the land so as aforesaid granted and the said several grantees and their respective heirs and assigns shall be at liberty to withdraw their stock or forvear[?] working in any quarry or mine in proportion to such cultivation and improvements as shall be made upon the plantable lands, swamps sunken grounds or marsh contained within their respective lots of land. And if the said rent thereby reserved shall happen to be in arrear or unpaid for the space of one year from the time it shall become due, and no distress can be found, or the said lands tenements and hereditaments hereby granted, or if this grant shall not be duly registered in the Registers Office of our said province within six months from the date hereof and a docket also entered in the auditors office of the same, then this grant shall be sold, and the said …….ments and hereditaments hereby granted and every part and parcel thereby shall revert to Us our heirs and successors. And Provided also upon the further condition that if the land hereby given and granted as aforesaid shall at tny time or times hereafter come unto the possession and tenure of any person or persons whatever inhabitants of our said Province of New Brunswick either by virtue of any deed of sale conveyance, in…..ment or exchange, or by gift inheritance, descent devise or marriage, such person or persons being inhabitants as aforesaid shall within twelve months after his her or their entry and possession of the same take the Oaths prescribed by hand before some one of the Magistrates of the said Province, and a certificate of the Magistrate that such Oaths have been taken being recorded in the Secretary’s Office of the said province, the person or persons so taking the Oaths aforesaid shall be deemed the lawful possessor or possessors of the lands hereby granted. And in case of default on the part of such person or persons in taking the Oaths within twelve months as aforesaid, this present grant and every part thereof shall and We do hereby declare the same to be null and void to the intent and purposes and the lands hereby granted and every part and parcel thereof shall in the manner revert to and become vested in Us our Heirs and Successors anything herein contained to the contrary notwithstanding.

Ludlow Esquire President of our Council and Commander in Chief of our said Province at Fredericton the twentieth day of February in the year of our Lord one thousand eight hundred and seven and in the Forty Seventh Year of our reign.
